Before we get started, we would appreciate it if you could read through the following information and complete the questionnaire at the bottom of the page to ensure the project runs smoothly and efficiently.
COMMUNICATION
Our office hours are 9:00am to 5:30pm Monday to Friday. Feel free to call or text during those hours. Please note, our Director spends a significant amount of time in design meetings or on site so may not be able to get back to you straight away. If this is the case, our office may be able to assist in the meantime, or take a message for us to call you back as soon as possible.
If you would like a meeting or phone call, this should be scheduled in.
Please nominate one point of contact for your project so communication is smooth and efficient.
EXPECTATIONS
Renovating can be stressful and we like to prepare our clients for what is to come. Here are some things below to prepare yourself for.

Interior design is about choices, and there will be many decisions to make along the way. We will guide you through these decisions, providing expert advice to ensure that the final result aligns with your vision and lifestyle.

We work with various consultants and suppliers whose schedules need to align for your project to progress smoothly. On occasion you may be required to make quick decisions to keep things moving. We will help you with these decisions.

Despite the best planning and execution, mistakes can happen. It's crucial to approach these instances with patience and flexibility. We will work diligently to rectify any issues, ensuring that the final outcome meets your expectations.

This might be due to unexpected structural issues, changes in material costs or alterations to the initial design plan. We recommend setting aside a contingency budget, typically 10-20% of the total project cost, to cover such issues.

Delays can occur for a myriad of reasons - supplier and manufacturing delays, shipping issues or even weather that impacts construction. We value your time and will make every effort to avoid these delays, but it's good to be prepared for some flexibility in the project timeline.

Renovation projects can be emotional. Seeing your home in disarray during the process can be stressful, but it's a necessary part of the transformation. Remember, the temporary discomfort will lead to long-term satisfaction and joy in a space that truly reflects you. We are committed to making this process as enjoyable and stress-free as possible for you. That's what we are here for!

PROJECT STAGES & TIMELINES
Please note, all timeframes stated are estimates pending the following.
Client engagement, and how quickly decisions can be made and stuck to.

The approval process - if, and how long strata and/or Council approvals are required. Each Council and project has individual needs and requirements and their approval timelines will vary
The Unlisted Collectives availability. We work with a range of clients and projects at different stages and with varying needs. Occasionally some projects will require our full attention at certain times.

During this initial phase, our team visits the property to take detailed measurements and assess the existing conditions. This crucial step ensures our designs perfectly align with the realities of the space.

We develop concept boards, sketches, and preliminary layouts, providing a visual representation of the aesthetic direction and layout possibilities for your space.

Some projects are required to go through an approval process. If you are in a strata building, we must seek strata approval. Depending on the scope of works, some projects may require a CDC (Complying Development Certificate) or DA (Development Approval), which usually needs to be assessed and determined by a planner. When such approvals are involved, the project timeline is pushed out and can be quite unpredictable.

After approving the concept, we dive deeper into the details. This phase involves finalising layouts and selecting finishes, fittings, fixtures, appliances and furniture. We begin to develop the documentation to include the above selections as well as adding dimensions, notes and tags which correlate to our schedules.

We compile comprehensive design documents for construction. These generally include Plans, RCP (Reflected Ceiling Plans), Electrical Plans, Joinery Drawings, Finishes Schedule, Fittings & Fixtures Schedule, Lighting Schedule, and other details necessary for contractors to accurately tender for and build the project.

Construction begins. We work with contractors, making regular site visits to ensure the work aligns with our design intent and maintaining quality control. Please note: we do not manage trades.

We manage the installation of furniture, fixtures and equipment. Every piece is meticulously placed according to the design plan to ensure your space looks and functions as intended. This stage of works is charged on hourly rates.

The final phase is project completion, where we conduct a final walkthrough to ensure every detail is perfect. We help get any defects rectified then hand over your transformed space for you to enjoy.
We may endeavour to photograph your project upon completion for marketing purposes. Please let us know now if this is something you would not be open to.
WHAT WE NEED FROM YOU

Please email or call us to schedule this at your earliest convenience.

Please contact your architect and ask them to email us the most current DWG drawings of your project. This allows us to all be working from the same plans.

Work will commence on your project after we have received the payment of your initial invoice.

If you have any existing furniture pieces that you would like incorporated into the design please let us know and we will send you an inventory spreadsheet to complete.

The level of involvement is entirely up to you. We can handle everything from start to finish, or we can work collaboratively with you on every detail.
It is always helpful at the start of the project if you could provide some concept images of what you would like the look and feel of the space to be. This way we can ensure we our visions are aligned and we capture your ideas from the beginning of the project.

You will need to choose all the appliances for your Kitchen, Laundry and any specific AV / media needs. We will supply you with a checklist to help you with this.
We typically use Winnings Appliances Redfern. We recommend you visit the showroom and speak with our Representative, Pedro Espada to discuss your requirements for the project.

The documentation will help allow your builder to provide accurate pricing for the project and to stay on track during the build and help us place orders against your specifications.

Absolutely! We can incorporate your existing pieces into the design plan.
If you have any existing furniture pieces that you would like incorporated into the design please let us know and we will send you an inventory spreadsheet to complete.

We understand that design is a collaborative process and revisions may be necessary. We include two rounds of revisions in the design development phase. Any additional revisions beyond these two rounds may be subject to additional fees. Please note any client driven changes may delay the project program.
